Beyond Conventional Lending: More Ways to Serve Borrowers with Non-QM

Non-QM lending gives financial institutions more ways to serve qualified borrowers who fall outside conventional guidelines, helping retain relationships, expand lending opportunities and keep more business in-house. Self-employed borrowers, investors, high-net-worth clients and others with complex income or asset profiles may simply need a different path to qualification.

With a wider range of documentation and financing options, non-QM lending gives lenders more ways to evaluate complex borrower scenarios, identify the right fit and move viable opportunities forward.

Full Doc

Full Doc Non-QM may be a good fit for borrowers who can provide traditional income documentation but fall outside conventional lending parameters. It can accommodate both wage earners and self-employed borrowers and may offer greater flexibility in how income, credit and overall borrower strength are evaluated.

Alt-Doc

Alt-Doc programs are designed for borrowers whose financial picture may not be fully reflected through traditional tax-return documentation. Depending on the scenario, income may be evaluated using bank statements, 1099s, asset utilization, profit-and-loss statements or other alternative documentation.

ITIN

ITIN financing can provide home financing options for eligible borrowers who use an Individual Taxpayer Identification Number rather than a Social Security number. These programs may support a variety of income types and documentation methods.

Super Jumbo

Super Jumbo financing is designed for borrowers with high-balance mortgage needs that exceed traditional jumbo parameters. These programs may offer flexible documentation and product structures for qualified borrowers with more complex financial profiles.

Second Liens

Second-lien financing allows borrowers to access additional funds without necessarily replacing an existing first mortgage. Depending on the transaction, it can be used for purchases, refinancing or cash-out needs.

DSCR

DSCR financing is designed for real estate investors and focuses primarily on the property’s rental income rather than the borrower’s traditional personal income. This can make it a useful option for investors building or managing rental portfolios.

Foreign National

Foreign National programs can provide financing options for eligible non-U.S. citizens purchasing or financing property in the United States. Qualification may be based on traditional documentation, alternative income methods or investment-property cash flow, depending on the scenario.
